Southview B&b & Indoor Pool (non Smokers Only) Hotel Description Award winning, NON-Smoking, small family run hotel with its OWN, PRIVATE, HEATED INDOOR SWIMMING POOL AND JACUZZI. Recently extended and renovated, we offer a high standard of comfort and relaxation.
We enjoy a quiet cul-de-sac location yet are within easy (2 minutes) walking reach of the shops, railway/coach stations, bars and restaurants. Private off-street parking. Vegetarian diets catered for with 24 hours notice, full English breakfast served daily.
Open all Year for you to explore the delights that the Lake District has to offer, its scenery changing with every season. We have Lake Windermere only 20 minutes walk, the Wordsworth and Beatrix Potter museums within a very short drive, beautiful gardens at Holker and Levens Hall.
Above all, we have the splendid views and picturesque setting of all the Lakes at your disposal, yet are situated only 20 minutes drive from J36 of the M6.
New for 2005, a fabulous contemporary, King-sized four poster room,"like sleeping on a huge cloud","very romantic". Luxury rooms also available with 18 jet Spa baths, but all of our rooms are fully ensuite.
How to reserve a room : On receipt of a valid credit, debit or switch card number we will confirm your stay. We require start/expiry dates, 3 digit security number (last 3 on signature strip) and the postal code and house number relating to the card.
To reserve a room a non-refundable deposit of £50 will be taken from your credit/debit card at the time of booking (a 2% surcharge will apply for credit cards) with the balance payable on arrival.
Bank Holiday Bookings will be subject to a deposit of 50% of the total stay. We will send you an email or letter confirming the booking and letting you know what the outstanding balance is.
Cancellation policy : Once you have booked your stay, our agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel please contact us immediately. For cancellations with more than 7 days notice from the arrival date, there will be no further charges due. For cancellations made after this time or by failing to take up the booking without canceling you will be liable for the total amount of the stay.For this reason you may wish to take out cancellation insurance, which is inexpensive and can be obtained from any good broker, you can buy it online from "primary Insurance".
Children & Pets : Because we want ALL of our guests to relax and enjoy their stay at Southview, we will not accept bookings with children under the age of 6 years or with pets of any kind.
Check in/ out : Please note that check in times are from 3pm on day of arrival with check out by 10.30am on day of departure, we regret that we cannot offer late departure rooms or earlier arrivals.
Breakfast Times : Please note that breakfast is served in the dining room with sittings at 8.15, 8.30, 8.45 and 9.00am only, these are allocated on arrival.
NON Smoking Policy : Please note that we are an entirely NON SMOKING establishment and that smoking is NOT PERMITTED anywhere within the building or around the perimeter.
Any Guests causing us suspicion of smoking in their rooms will be asked to leave and the booking will be cancelled with all charges due plus a room cleaning/loss of revenue charge of up to 3 nights room rate (a room that smells of smoke may not be able to be re-let until the smell is cleared).
If you smoke in the room and we do not identify it until you have checked out, your card details will be charged with the additional nights charges as detailed above.
We do not tolerate any Smokers who continually leave the building at unsociable hours disturbing other guests in the process, in these circumstances our Nuisance & Disturbance policy will apply (see below)
Nuisance & Disturbance Policy : Southview is a small (10 bedroom) guest house and we always endeavour to make our guest's stay as peaceful and comfortable as possible. Whilst we do not operate any fixed time for guests to arrive back at Southview from a night out, we do expect anybody arriving after 12pm to exercise consideration for other guests who may already be in bed, by keeping noise to a minimum. Anybody causing undue disturbance on entry/exit or within their bedrooms, will be asked to leave immediately with no refund of charges.
This equally applies to smokers who continually leave the building at unsociable hours to smoke, this is not tolerated and will be treated as above.
Non-availability: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.
Damages and Breakages: Please take care with our accommodation. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor accidental breakages, but we may charge you for the full cost to repair or make good if the damage or breakage is significant or caused by misuse.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Car Parking: Use of the Southview Car park is Free, however we only have enough spaces for 1 car per room. Please note that the car park is for CARS only, NO VANS or Trailers
