When we first began to plan Abbots House, we thought of all the key things we would like to see provided for us if we were staying away from home. The result is that all of our spacious rooms are tastefully decorated and offer large, firm but comfortable beds with fresh white Irish linen sheets, Colour TV's, tea and coffee facilities, comfortable chairs and of course private en-suite bathrooms with powerful showers and towels laundered daily! You'll be hard pushed to find alternative cheap Edinburgh accommodation of this standard.
The Abbots House is renowned for its high level of personal service, attention to detail, clean comfortable rooms and relaxed informal atmosphere. This unique environment continues to entice our guests to return time and time again to their Edinburgh "home from home."
With on-street and private parking, extensive varied breakfasts (including vegetarian) and only ten minutes from Edinburgh City Centre, we are convinced, like all our guests before you, that you will be glad you chose to stay with us at the Abbots House bed and breakfast.
Our en-suite rooms are large, clean, spacious and have a cozy home away from home atmosphere, consisting of a comfortable double bed, tea and coffee making facilities, colour tv, and wc bath and or shower room.We have two types of single rooms available, en suite and non en suite. The rooms are just the right size for one person, and not cramped. They are tidy, spacious and have a warm 'at home' feel about them, consisting of a comfortable single bed, tea and coffee making facilities, colour tv, and wc bath and/or shower room within a few doors or en suite.

We have 3 rooms that sleep a family of four, consisting of one double bed and two single beds in a large open room overlooking the bowling greens, colour TV, tea and coffee making facilities, and wc, bath and/or shower room, just right for the family enjoying time together.
The we have a room for the somewhat larger family, sleeping five with shower room wc en suite, set in a very large comfortable room, with tee and coffee making facilities, colour TV and couch. Making it ideal to bring the playstation along, and keep the kids together in one corner, also alowing the parents free time.
All these rooms are very popular, spacious, comfortable and feel better than home. |

3rd floor apartment with glorious views from balcony and indeed all the rooms. Sleeps 4, 1 double bedroom, 1 twin bedroom with 2 single beds, large lounge with south facing windows. Sip a glass of wine from the balcony and enjoy the Edinburgh skyline. A full Scottish breakfast is available on the ground floor Tea Room which also bakes scrumptious cakes. This apartment is on the same road as Edinburgh Castle, the Queen's Holyrood Palace and the Scottish Parliament. Excellent festival location. It is at the Queens Palace end of the road. No lift so not suitable for families with young children or those who mind 3 flights of stairs.
